Security Overview
Security officers are on duty in the lobby of the building and tour throughout the property and garage twenty-four hours a day, seven days a week. The building also employs electronic surveillance devices throughout certain common areas. While security officers and closed circuit cameras can provide basic protection for the building, security is everyone’s responsibility and your cooperation and vigilance is essential.
Tenant shall take all reasonable steps necessary to adequately secure the leased premises from unlawful intrusion, theft, fire and other hazards, and shall keep and maintain all security devices in or on the leased premises in good working order, and/or promptly notify landlord of the need to repair, replace, maintain or service all security devices in or on the leased premises in order to keep them in good working order, including, but not limited to, locks, smoke detectors, and burglar alarms and shall cooperate with landlord and other tenants in the building with the respect to building security matters.
Landlord will furnish, initially, each employee of tenant with one (1) electronic badge to provide access for the doors entering the building and the leased premises. Landlord will furnish additional and replacement badges and keys upon an order signed by tenant and at tenant’s expense. All such badges and keys shall remain the property of the landlord. No additional locks shall be allowed on any door of the leased premises without landlord’s permission. Upon termination of the lease, tenant shall surrender to landlord all keys or any locks on doors entering or within the leased premises, and to all furniture and give the landlord the explanation of the combination of, and/or keys for, all locks for safes, safe cabinets and vault doors, if any in the leased premises. Cost of replacing lost or damaged cards and keys will be billed directly to tenant.
Landlord will not be responsible for lost, stolen or damaged personal property, equipment, money, or jewelry from tenant’s leased premises or any other areas of the building, regardless of whether such loss occurs when any such area is locked against entry or not.
Sidewalks, doorways, vestibules, halls, stairways, and other similar areas shall not be used for the disposal of trash, be obstructed by tenants, or be used by tenants for any purpose other than entrance to and exit from the building and for going from one part of the building to another.
Corridor doors, when not in use, shall be kept closed.
No firearms or weapons of any type are permitted within the Kinder Morgan building or on the land on which the building is situated, unless otherwise permitted by local, state or federal law.
Tenant will comply at all times with any and all security procedures established by landlord from time to time.
Landlord reserves the right to require tenant, their agents, employees, and other persons taking property from the building to present written authorization to remove such property from tenant’s office manager. Landlord assumes no responsibility and shall not be liable for any damage resulting from any act or omission in regard to such written authorization or lack thereof.
Landlord reserves the right to close and keep locked all entrance and exit doors of the building for an interval of time when deemed appropriate. Landlord shall have the right to exclude any person from the building other than during business hours, and any person in the building will be subject to identification by employees, agents and security guards of Kinder Morgan.
Access Control
We strive to provide a safe environment for tenants and their employees, guests, customers and visitors. For this reason, access to the building is restricted. The Kinder Morgan building is open to tenants at all times. However, management may limit public access at certain hours. Building doors are open during the hours of operations. The ADA doors and the first floor revolving doors lock at 6:00 p.m. The tunnel entrances to the building are locked at 6:00 p.m. All doors to the building are locked during the weekends and holidays.
Outside of these times only tenant employees using the Kinder Morgan security access cards/badges, or visitors, vendors, and customers who are accompanied by tenant, may be admitted to tenant areas.
Security personnel reserve the right to request identification from all visitors, tenants, contractors, employees, etc. on the property. Failure to provide adequate identification may result in denial of access to the property.
Handicap accessibility entrances provide easy access to and from the Kinder Morgan building.
Deliveries/Loading Dock
The loading dock is located in the basement of the Kinder Morgan building. The entrance to the loading dock is on the McKinney side of the building with the exit located on the Lamar side of the building. The area can be used for deliveries and pick-ups only. The loading dock will accommodate bobtail trucks up to 12 feet, 6 inches in height. A security guard is on duty from 7 a.m. to 6 p.m. to assist with deliveries.
To insure orderly operation of the Kinder Morgan building, no ice, mineral or other water, towels, newspapers, etc. shall be delivered to the leased premises except by persons, and at specific delivery and loading areas, approved by landlord in writing.
All deliveries to and from the Kinder Morgan building shall be made at the locations designated by landlord.
Elevators
The Kinder Morgan building has two freight elevators. The freight elevators are in regular operation weekdays from 7:00 a.m. until 5:00 p.m. except on building holidays. During normal hours, the freight elevators are available on a first-come, first-serve basis for normal business deliveries (office supplies, UPS, FedEx, etc).
All deliveries of furniture, office equipment or bulk freight shall be coordinated in advance with landlord, shall be performed subject to landlord’s supervision and direction by use only of an elevator designated by Landlord.
Landlord shall have the authority to prescribe the weight and manner that heavy furniture and equipment are positioned.
Loading Dock and Freight Elevator Rules and Regulations
Property Removal/Stolen Property
To prevent unauthorized removal of material or equipment from the building, the “Property Removal Authorization” form, which can be obtained by contacting the landlord, must be completed by an authorized tenant representative and be retained by the individual authorized to remove the material. Security personnel will request this form when an individual is removing materials or equipment from the building after normal business hours.
If property belonging to a tenant, employee, or visitor is stolen, notify the Police Department and the Management Office immediately. (After normal business hours, the call will be automatically forwarded to Security.) A security officer will respond as quickly as possible to take an incident report and assist the Police Department.
Solicitation
For the privacy of our tenants, solicitation and hand-billing is not allowed in the Kinder Morgan building. To report solicitation, please call the Management Office.
Tenant Parties, Receptions and Open Houses
If a tenant has any plans for a party, reception, open house, etc., please contact Property Manager in advance. This will allow us to make Security, cleaning staff and the HVAC departments aware of your gathering and to offer our help so that you and your guests have an enjoyable time.
Tenant Security Services
Tenants may require security services in addition to those typically provided on a day-to-day basis by the property’s security personnel. If extra security measures are required, the tenant should call the Property Manager to discuss these needs and the best way to fulfill them.
Security Checklist
The following is a list of general office security suggestions, which are offered to you as an aid in establishing your internal security procedures:
- Restrict office keys to those who actually need them
- Keep complete, up-to-date records of the distribution of all office keys and cards
- Establish uniform procedures for collecting keys upon the termination or leaving of employees
- Establish a rule that keys be removed from locks and placed in a secure location after opening cabinets
- Store keys systematically in a secured wall cabinet of either your own design or one that conforms to a commercial key control system
- When working alone in the office at night, lock the front door to prevent anyone else from entering
- Keep the police, fire department, and building security telephone numbers posted
- Double check to see that all doors are securely locked before you leave
